Austin McMansion Zoning Guidance
Main City of Austin reference: http://www.ci.austin.tx.us/zoning/sf_regs.htm
But backing up a little (so that the link above is really useful–and makes sense!):
1. First you’ll need a property address (and PID)
2. Call “Heather” in mapping at City of Austin Development Assistance Center at 512.974.6370. Give Heather the PID, and she will look up property on map and confirm with you what Neighborhood Plan or Plan Amendment Case area this property may be included in.
3. Once you have the Neighborhood Plan; e.g. for a property on 1409 Alameda, the Neighborhood Plan is Greater South River/St.Edwards Neighborhood Plan, then you can go to zoning regs link above to look up the regs for that particular neighborhood plan.
4. If you get stuck at all, you can visit http://ci.austin.tx.us/planning and click on Neighborhood Plans. You should get a list of City Planners who deal with each different “plan”. E.g. for Alameda above, we spoke with City Planner Maureen Meredith (512.974.2695) and she was very helpful. There is a city planner for each different plan, and I’m sure they’d be happy to help with any questions.
