The Crestview market is hot and continues in its hotness with perhaps a slight recent chilling (still yet to be determined). As you can see from the data, if you bought anytime the past few years (heck, if you bought anytime the past 15 years), you’ve seen healthy appreciation with 19% from 05 to 06 and 15% from 06 to 07. 2008 is too young to pinpoint but $/sqft is up. (Everything in town is slightly cooler right now so 6 weeks of 2008 data is not enough for an effective litmus test.)

Here’s the latest data:

Crestview Sold Data
Year Qty Sold  $/sqft   Avg Sold $  Avg Days on Market Increase
2005 190  $     157  $       192,226 41
2006 233  $     180  $       228,991 36 19%
2007 174  $     204  $       263,910 34 15%
2008 4  $     248  $       241,125 104 -9%
Crestview Current Active
Qty  $/sqft   Avg Price  Avg Days on Market
41  $     203  $       303,558 67

The neighborhood is
64% owner-occupied
54% unmarried
32% college graduate
17% over 65
83% nice
5% cranky
12% unknown disposition

Why the hotness? Location, you can commute without highway driving, price, a bit quirky, it’s not the suburbs, the annual Violet Crown Festival sells t-shirts that say “hug thy neighbor”, does not have a Starbucks (yet). If you pass through, make sure to take time to see the mosaic Wall of Welcome.
