What is Crestview?
Crestview used to be on the edge of town but this somewhat central / north-central Austin neighborhood is now an easy commute to downtown and a popular nest for young professionals. Anderson Lane to the north, Koenig / 2222 to the south and from Burnet to Lamar, this 50’s-60’s kitschy neighborhood is one of the hottest and fastest appreciating areas in town.
Crestview is made up of 9 subdivisions (that most folks have never heard of) as follows:
ST LOUIS HEIGHTS
VIOLET CROWN HEIGHTS
WEST VIEW HEIGHTS
But the public refers to the area as Crestview. Crestview is in area 2 of the Austin MLS map. The 2007 average sales price in Crestview was $254k which was a 26% increase over 2006. You used to be able to buy a grandma house (a fixer upper with gold carpet and bad wallpaper) for $160k’ish but the fixer-uppers now begin the low $200k’s. Top of the market in Crestview will be $400k+ contemporary new construction.
The majority of homes are on the small size … average of around 1100 sqft … and you might get a 1-car garage out of the deal. If you can get a 2nd bath and a 2-car garage, you’re sitting pretty in Crestview.
The neighborhood attracts young professionals who cannot afford closer in to town but who would atrophy in the suburbs. There is an old somewhat funky grocery store that anchors the middle of the neighborhood, “the IGA”, that boasts its status as a Friday Night Lights film set. Crestview has one of the best deli’s in town, The Little Deli, across the parking lot from The IGA.
Keep an eye on Crestview; it’s a hot neighborhood with an ample supply of grandma houses.
