Staging and Why We Recommend It
The Austin market today is not the Austin market of past. Sellers need an edge in a competitive market and buyers buy on emotion. Thus, staging.
Whether occupied or vacant, staging can make an impact especially on those first dozen potential buyers who walk through the door. Keep in mind that those dozen lookers have more than likely looked at the other homes in the area and the first thing they will do when they walk through your door is compare. Staging is designed to capture the emotions of those buyers and compel them to believe that this house is not going to last long on the market. Your first dozen lookers are your best opportunity for the quickest sale and the strongest offer.
Every occupied home will have a couple challenging rooms. Or perhaps there is so much clutter that every room is challenging. One of the basic principles of staging is packing up 1/3 of your stuff. You’re going to have to pack it anyway, best do it now and help buyers envision the home for what it could be … not the warm lived-in mess that it is.
You are transforming your home into a product that needs marketing. So set your home sweet home emotions aside and think like a marketing professional.
